Nebraska law has historically required notices between a landlord and a tenant to be delivered by hand or via U.S. mail In 2025, the Nebraska Legislature passed a bill expanding the available methods for delivering notices and other documents between a landlord and a tenant.

LB185: Option to receive notices and documents electronically.
The bill allows landlords and tenants to deliver and accept delivery of notices or documents by electronic means. In order to use electronic delivery landlords and tenants will be required to consent in writing to receive notices and documents via electronic means prior to the electronic delivery of those communications and landlords will be required to provide the tenant with certain specific information about electronic delivery of notices or documents, including the tenants right to withdraw their consent to electronic delivery and revert to mail or hand delivery.

LB 185 is expected to take effect by early September 2025.
